Beltone and Amtar Launch $38.2M Fractional Real Estate Fund in Egypt
The EGP 2 billion vehicle lowers investment barriers with an EGP 1,000 minimum entry point to democratize access to commercial and residential property assets.
CAIRO — Egyptian investment bank Beltone Holding has partnered with proptech platform Amtar to establish a real estate investment fund targeting EGP 2 billion ($38.2 million) in capital.
The vehicle introduces a low minimum entry threshold of EGP 1,000 ($19), aiming to broaden participation in high-yield commercial and residential property assets across Egypt's real estate sector.
Fractional Structure and Investment Framework
Led by Amtar Co-Founder and Chief Executive Officer Amr Afifi, the fund enables retail and institutional investors to acquire fractional ownership shares in diversified real estate portfolios rather than purchasing entire physical properties outright.
Operating under a regulated asset management structure, investors receive legal ownership documentation backed by the fund's underlying property portfolio. To accommodate the illiquid nature of real estate developments, the fund enforces a mandatory one-year lock-up period on unit holdings, positioning the vehicle for medium- to long-term yield generation.
Market Context and Capital Deployment
The launch comes amid persistent inflationary pressure and rising property prices across Egypt, which have significantly increased the capital required for individual direct property acquisitions. Amtar estimates the overall addressable opportunity for fractional real estate investments in Egypt at approximately EGP 100 billion ($1.91 billion).
The fund's initial tranche and first public offering are scheduled for completion before the end of 2026. By aggregating capital into institutional-grade portfolios, the platform seeks to deliver steady rental distributions and capital growth to fractional unit holders.
